Begin with like-for-like evidence. A premium may be justified by a rare position, larger plot, preferred design or lower future cash burden. It may be weak if it relies only on a headline price from a different frond or collection.

- Exact design, bedrooms, built-up and plot area
- Frond position, orientation and neighbouring context
- Transfer fee, NOC and other transaction costs
- Recent evidence from genuinely comparable contracts
02Buyer due diligence
Request the SPA, payment statement, owner identification and any developer correspondence relevant to transfer. Confirm that the person marketing the property is authorised and that the assignment can proceed under the applicable rules.
A buyer should understand the total funds required now, the future payment calendar and the consequences of delay—not only the agreed premium.
03Seller positioning
A credible resale package makes the decision easy for a qualified buyer. Present the exact unit details, payment status, upcoming instalments and the reason the plot deserves its asking position.
Controlled access to documents and disciplined follow-up generally create more confidence than broad, duplicated advertising.
