01Prepare the sale before marketing
A buyer's confidence depends on clean information. Assemble the SPA, payment statement, floor plan, unit reference, owner identification and relevant developer correspondence before inviting an offer.
- Signed SPA and addenda
- Current developer payment statement
- Exact villa design and unit details
- Plot and built-up area schedule
- Next instalment dates
- Seller authority and contact protocol
02Set a defensible asking position
We review original launch pricing, paid amount, active competition and comparable resale evidence. Then we define the target price, a negotiation range and the conditions under which the owner would proceed.
A duplicated listing at inconsistent prices weakens trust. Controlled distribution and one clear narrative are more appropriate for a high-value contract.
03Qualify and complete
Prospective buyers should be qualified for the required immediate funds and future schedule before sensitive documents are shared. Once terms are agreed, the parties need a realistic sequence for contracts, clearances and the applicable developer transfer process.
